2025 Starts with Record Lodging Demand and Revenue Growth
The 2025 local tourism season has started strong. According to estimates tracked by STR (Smith Travel Research) and AirDNA, January lodging demand increased 20% from the same month last year. Overall hotel occupancy reached 72.7%, a 0.5% decline from 2024. However, booked hotel room nights showed a small increase of 1%, while hotel supply nights available increased by 2% from January 2024.
In contrast to the hotel segment, January saw a 20% increase in rental nights booked compared to the previous year. Over 329,000 room nights were booked across the Island marking a record 48% share of total lodging demand for this month.
Hotel average rates in January increased 14% this year to an average of $366, while the average rate for rental listings nights increased 4%.
Strong rental demand and higher average rates pushed lodging revenues to record levels. According to the latest estimates, total lodging revenues reached $207 million, an increase of 19% from last year.
